Iowa Land Auction Prices, October 22-28, 2022

Grundy County tops the market this week with a sale at $21,300/acre. Honorable mention goes to Polk County at $20,300/acre. Northwest Iowa did not make the top two sales in the state this week but came in third place with a Sioux County sale at $20,250/acre. A shoutout goes to Richardson County, which is in the southeast corner of Nebraska and borders the Missouri River. A 10/27/22 online auction offered 279.76 acres in two tracts: Tract 1 – a 116.69-acre upland farm sold for $27,400/acre; Tract 2 – a 163.07-acre Big Nemaha River Bottom farm sold for $14,400/acre. Gross proceeds were $5.54+ million. There were two farmer buyers; runner up bidders were local farmers. That is a record price in both NE & IA with distance. The highest land prices in NE I have identified are in the upper teens. There was no development influence nor wind turbines. The buyers were going to produce corn & soybeans.
