Iowa Land Auction Prices, August 13-19, 2021

Harrison County topped the market this week at $14,400/acre. Outlined in green are results for the Garst farm. This farm was sold with conservation easements in place with no-till and cover crop use requirements of the buyer. The buyer did not receive the full bundle of rights of ownership. Generally speaking, when that occurs the price is discounted, but in my opinion there was little to no discount. This is the first time I have seen a land sale where the seller dictated farming methods to the buyer. I’m not sure if this will be a trend but it is getting a lot of attention.
