Iowa Land Auction Prices, October 27-November 2, 2017

Greetings! More acres of land were auctioned this week as compared to last. 3,978 acres of land were offered, of which 2,997 acres were tillable. Two “no sales” this week. Both farms were lower quality. The realtor who had the “no sale” in Taylor was very confident a sale price would be negotiated. The land market continues to be very strong. Here are the highlights:

  • 74 acres sold in Washington County- offered in two tracts:
    • 68 acres- $7,600/acre- 57 tillable acres- CSR2- 62
    • 6 acres- lump sum- $118,000 (improved with farm buildings)
  • 396 acres sold in Allamakee County- $6,565/acre- 324 tillable acres- CSR2- 62
  • 143 acres sold in Lee County- 143 acres- $2,600/acre- all recreation
  • 197 acres sold in Plymouth County- 197 acres- offered in 2 tracts:
    • 40 acres- $15,200/acre- all tillable- CSR2- 86
    • 157 acres- $13,600/acre- 153 tillable acres- CSR2- 84
  • 144 acres sold in Cedar County- $9,766/acre- 140 tillable acres- CSR2- 88
  • 20 acres sold in Dallas County- $8,750/acre- all tillable- CSR2- 88
  • 632 acres partially sold in Taylor County- offered in four tracts:
    • 99 acres- $3,000/acre- 75 tillable acres- CSR2- 54
    • 142 acres- $2,800/acre- purchased for recreation
    • 311 acres- “no sale”- 252 tillable acres- CSR2- 46
    • 80 acres- $2,500/acre- purchased for recreation
  • 373 acres sold in Jones County- offered in three tracts:
    • 194 acres- $6,000/acre- 164 tillable acres- CSR2- 57
    • 113 acres- $5,100/acre- 77 tillable acres- CSR2- 54
    • 66 acres- $5,800/acre- 58 tillable acres- CSR2- 46
  • 322 acres sold in Jones County- offered in four tracts:
    • 111 acres- $8,800/acre- 103 tillable acres- CSR2- 85
    • 38 acres- $10,000/acre- all tillable- CSR2- 90
    • 136 acres- $9,700/acre- 131 tillable acres- CSR2- 69
    • 37 acres- $8,900/acre- 32 tillable acres- CSR2- 73
  • 400 acres sold in Mahaska County- offered in three tracts:
    • 142 acres- $7,500/acre- 134 tillable acres- CSR2- 66 (improved with dwelling & cattle feed lot)
    • 160 acres- $5,700/acre- 115 tillable acres- CSR2- 65 (improved with dwelling)
    • 98 acres= $750/acre- all reclaimed quarry- purchased for recreation
  • 360 acres sold in Cherokee County- offered in two tracts:
    • 160 acres- $10,700/acre- 152 tillable acres- CSR2- 91
    • 200 acres- $6,000/acre- 168 tillable acres- CSR2- 80 (Maple River Bottom)
  • 158 acres sold in Keokuk County-$5,400/acre- 111 tillable acres- CSR2- 59 (North Skunk River Bottom tract)
  • 449 acres sold in Howard County- offered in three tracts:
    • 148 acres- $9,700/acre- 145 tillable acres- CSR2- 87
    • 141 acres- $9,700/acre- 135 tillable acres- CSR2- 80
    • 160 acres- $8,900/acre- 151 tillable acres- CSR2- 87
  • 310 acres “no sale” in Fremont County- 222 tillable acres- CSR2- 73
