Iowa Land Auction Prices, September 15-21, 2017

Greetings!  More acres of land were auctioned this week as compared to last.  2,685 acres of land were offered, of which 1,983 acres were tillable.  There was one tract that was a “no sale” but the realtor was very confident that the farm would be sold very soon.  Several investor buyers were successful at getting land bought.  There were a couple of sales the realtor considered “light” but the majority of the sales either met or exceeded expectations.  Here are the highlights:

  • 38 acres sold in Henry County- $15,000/acre- all tillable- CSR2- 70 (Development tract)
  • 107 acres sold in Clayton County- $9,346/acre- 104 tillable acres- CSR2- 61
  • 160 acres sold in Calhoun County- offered in two tracts:
    • 80 acres- $8,300/acre- 79 tillable acres- CSR2- 88
    • 80 acres- $9,050/acre- 79 tillable acres- CSR2- 88
  • 97 acres sold in Chickasaw County- $8,772/acre- 91 tillable acres- CSR2- 84 (includes 2% buyer fee)
  • 85 acres no information in Wapello County- offered in two tracts:
    • 56 acres- no information- all pasture
    • 29 acres- no information- 24 tillable acres- CSR2- 37
  • 97 acres sold in Polk County- offered in two tracts:
    • 23 acres- $8,500/acre- all pasture (development)
    • 74 acres- $5,000/acre- all tillable- CSR2- 46 (Skunk River Bottom)
  • 155 acres sold in Winnebago County- $7,350/acre- 151 tillable acres- CSR2- 81
  • 80 acres sold in Greene County- $10,700/acre- 79 tillable acres- CSR2- 86
  • 172 acres sold in Pocahontas County- $8,800/acre- 167 tillable acres- CSR2- 84
  • 80 acres sold in Cerro Gordo County- $7,250/acre- 72 tillable acres- CSR2- 78
  • 108 acres sold in Cedar County- offered in two tracts:
    • 38 acres- $11,100/acre- all tillable- CSR2- 93

  • 401 acres sold in Green County- offered in two tracts:
    • 167 acres- $4,500- 84 tillable acres- CSR2- 46 (Des Moines River Bottom)

  • 159 acres sold in Washington County- $8,750/acre- 153 tillable acres- CSR2- 76
  • 112 acres sold in Louisa County- offered in two tracts:
    • 59 acres- $9,100/acre- all tillable- CSR2- 97
    • 53 acres- $7,600/acre- 51 tillable acres- CSR2-90
  • 247 acres sold in Allamakee County- offered in six tracts:
    • 28 acres- $5,150/acre- recreational tract

    • 6 acres- lump sum- $91,500 (improved with dwelling & outbuildings)
    • 62 acres- $4,400/acre- 47 tillable acres- CSR2- 50
    • 100 acres- $3,400/acre- recreational tract

  • 75 acres sold in Union County- $2,350/acre- all pasture tract
  • 232 acres sold in Taylor County- $3,775/acre- 202 tillable acres- CSR2- 54 (just bid in CRP program- all tillable acres)
  • 204 acres partially sold in Page County- offered in two tracts:
    • 174 acres- “no sale”- 60 tillable acres- CSR2- 64 (balance pasture)
    • 30 acres- lump sum $110,000- recreational tract (improved with dwelling)
  • 73 acres sold in Guthrie County- offered in three tracts- purchased as a unit: undisclosed sale amount (Recreational tract on Middle Raccoon River)

I continue to hear from realtors that they are expecting a very active fall for selling farms.  The market is still very strong.
