Iowa Land Auction Prices, April 21-27, 2017

Greetings!  Significantly more acres of land were offered at auction this week compared to last week’s results.  2,411 acres were auctioned, of which 1,554 were tillable.  There were two “no sales.”  One of the no sales was a development tract.  The other no sale was in Pocahontas County.  I would describe the land market as very stable.  Here are the highlights:

  • 79 acres sold in Palo Alto County- $9,300/acre- 75 tillable acres- CSR2- 86.0
  • 260 acres sold in Keokuk County- offered in four tracts:
    • 129 acres- $6,000/acre- 115 tillable acres- CSR2- 60
    • 52 acres- $3,100/acre- 21 tillable acres- CSR2- 41.0
    • 24 acres- $1,600/acre- all pasture
    • 55 acres- $3,600/acre- 33 tillable acres- CSR2- 45.0 (Improved)
  • 60 acres “no sale” in Dallas County- 53 tillable acres- CSR2- 70.0- (Development property)
  • 60 acres sold in Marion County- $10,900/acre- 59 tillable acres- CSR2- 84.0
  • 1,385 acres sold in Lucas County- offered in twelve tracts:
    • 234 acres- $4,700/acre- 201 tillable acres- CSR2- 53.0
    • 78 acres- $3,900/acre- 59 tillable acres- CSR2- 47.0
    • 36 acres- $3,900/acre- 33 tillable acres- CSR2- 60.0 (CRP)
    • 276 acres- $1,600/acre- all pasture
    • 115 acres- $1,650/acre- 57 tillable acres- CSR2- 30.0
    • 102 acres- $2,050/acre- 82 tillable acres- CSR2- 50.0
    • 59 acres- $2,550/acre- all pasture
    • 94 acres- $1,800/acre- all pasture
    • 115 acres- $2,500/acre- 67 tillable acres- CSR2- 42.0
    • 37 acres- $3,200/acre- 32 tillable acres- CSR2- 49.0
    • 161 acres- $3,000/acre- 114 tillable acres- CSR2- 56.0

  • 278 acres sold in Davis County- offered in two tracts- purchased as a unit- $2,400/acre- 208 tillable acres- CSR2- 35.0
  • 172 acres “no sale” in Pocahontas County- 170 tillable acres- CSR2- 71.0 (still for sale)
  • 80 acres sold in Webster County- $8,750/acre- 77 tillable acres- CSR2- 85.0
  • 37 acres sold in Washington County- $6,600 /acre- 25 tillable acres- CSR2- 71.0 (Smith Creek Bottom)

There were a couple of “no sales” last week but I do not feel it gave weakness to the market.  There are very few land auctions coming up in the next 30 days.  As I call around and converse with realtors, they are working on getting more farms listed.  I expect to see more farms coming to auction this summer.
