Iowa Land Auction Prices, December 9-15, 2016

Greetings!   There were a total of 1,690 acres offered at auction, of those acres, there were 1,363 tillable acres.  I would describe the auction results as “very stable.”  There were no “no sales” last week.  A few of the highlights from last week:

• 120 acres sold in Shelby County in two tracts:

  • Tract 1- 80 acres- $6,120/acre- 75 tillable acres- CSR2- 67.0

  • Tract 2- 40 acres- $6,732/acre- 37 tillable acres- CSR2- 61.0

• 225 acres sold in Linn County- $10,350/acre- 221 tillable acres- CSR2- 84.0

• 375 acres sold in Henry County in five tracts.

  • Tract 1- 62 acres- $9,050/acre- 56 tillable acres- CSR2- 79.0

  • Tract 2- 59 acres- $10,600/acre- 59 tillable acres- CSR2- 82.0

  • Tract 3 & 4- 126 acres- $9,100/acre- 126 tillable acres- CSR2- 80.0

  • Tract 5- 129 acres- $7,150/acre- 118 tillable acres- CSR2-74.0

• 304 acres sold in Kossuth County in two tracts.

  • Tract 1- 145 acres- $8,700/acre- 142 tillable acres- CSR2- 82.0

  • Tract 2- 159 acres- $7,400/acre- 155 tillable acres- CSR2-79.0

• 322 acres sold in Linn County in five tracts.

  • Tracts 1 & 2- 152 acres- $11,200/acre- 147 tillable acres- CSR2- 78.0

  • Tract 3- 89 acres- $11,000/acre- 89 tillable acres- CSR2- 82.0

  • Tract 4- sold as a unit- $350,000

  • Tract 5- 65 acres- $5,800/acre- all wooded pasture.

• 228 acres sold in Sioux County- $11,100/acre- tillable acres- 213.0- CSR2- 64.0

• 140 acres sold in Bremer County- $9,000/acre- tillable acres- 127.0- CSR2- 83.0

• 220 acres sold in Allamakee County- $4,000/acre- tract was purchased for recreation. 

Every year Iowa State University (ISU) releases a report on Iowa farmland values based on responses to a survey of Iowa land brokers, farm managers, realtors, ag lenders, and farmers.  The 2016 Iowa Farmland Value Survey was released on December 13, 2016.  See my separate blog post regarding these results:  2016 ISU Farmland Survey Shows Third Year of Decline
